Utility companies and the Council are advised of new tenants’ details, tenancy start dates and meter readings.
INVENTORIES & SCHEDULE OF CONDITION
All tenancies require a professional inventory which details not only the contents of your property but also its condition at the start and end of the tenancy. This is used if deposit deductions are argued by the tenant. Our staff are highly skilled and experienced in deposit negotiations and usually agree settlement ‘in house’.
We use an independent specialist company to complete these, which gives more ‘weight’ to the report, if any dispute proceeds to adjudication or Court.
FULLY MANAGED SERVICE
We collect the rent and pay this directly into your account via BACS and send statements.
Quarterly inspections are carried out and reports are issued to you directly.
We use an independent specialist company to do this, which is not normal for local agents. Not only is this a specialised service, but as they are independent, should any issues proceed to Court, their opinion is given more ‘weight’.
All reported maintenance issues are dealt with in a timely manner with quotes obtained from local contractors.
Tenants are also provided with a 24-hour emergency contact number so any major issues are not left to deteriorate and you know your property and your tenants are being looked after.
At the tenancy end, we will complete a ‘check-out’ to ensure the property is returned in the same condition as originally let, less fair wear and tear.
